South Florida is in its biggest wave of luxury condominium construction in a generation, much of it branded by hotel groups, car makers and fashion houses. Here are the main projects by county, and how buying before completion works when you live abroad.

Buying before completion

How pre-construction works when you live abroad

Deposits in stages
Developers usually ask for 30% to 50% of the price before completion, paid in three to five stages, for example 10% at signing, 10% at groundbreaking and 10% when the building tops out. The balance is due at closing. Source
15 days to change your mind
Florida law gives every buyer from a developer 15 days after signing, and after receiving all the condominium documents, to cancel in writing and get the deposit back. This right cannot be waived. Florida Statutes §718.503
How deposits are protected
The first 10% of the price must be held in escrow by an independent agent. Money above 10% can be used for construction, but only if the contract says so. In practice, the first 10% is protected and the rest may already be in the building. Florida Statutes §718.202
Stronger buildings, higher fees
Since the 2021 Surfside collapse, Florida requires structural reserve studies and fully funded reserves for condominium buildings of three storeys or more. New buildings start fully funded, so monthly fees are higher but surprise assessments are less likely. Florida Statutes §718.112
Financing and resale
Most pre-construction purchases close in cash or with a loan arranged near completion. Plan for FIRPTA withholding (the U.S. tax held back from a foreign seller's proceeds) when you eventually resell; our seller's guide explains how it works.

Can I cancel a pre-construction condo contract in Florida?
Yes. Florida Statutes §718.503 gives every buyer from a developer 15 days after signing and receiving all the condominium documents to cancel in writing and get the deposit back. The right cannot be waived.
