- This site is operated by Nova Horizons, a capital migration advisory ("Nova Horizons", "we", "us"). Contact: info@novahorizons.com.
- Acceptance
- By accessing or using this site you accept these terms. If you don't accept them, please don't use the site. We may update these terms at any time by posting a new version here; continued use after an update means you accept it.
- Information only
- Content on this site is general information about real estate in South Florida. It is not an offer, a solicitation of an offer, a recommendation, or a guarantee of any outcome, price, rate, return, tax treatment or immigration result.
- No relationship created
- Using this site, reading its content or sending us a message does not create an advisory, agency, fiduciary, attorney-client, accountant-client or any other professional relationship. Any engagement is agreed in writing.
- No reliance
- You agree not to rely on this site for any decision without independent verification and advice from qualified professionals in the relevant jurisdictions. Figures, rates, laws and programs change frequently and vary by person, property and date.
- Third parties
- Links, sources and professionals listed in our directory are provided for convenience. They are independent of us; we don't control, endorse or warrant their content, services or availability, and any engagement is solely between you and them.
- Intellectual property
- The content, design and text of this site are protected by copyright. You may read, link to and briefly quote it with attribution. You may not copy, republish or present it as your own without written permission.
- Acceptable use
- You agree not to misuse the site, including by attempting unauthorised access, scraping at volume, submitting false information or using it for unlawful purposes.
- Limitation of liability
- To the fullest extent permitted by law, the site is provided "as is" and "as available", without warranties of any kind, and Nova Horizons and its affiliates and representatives are not liable for any direct, indirect, incidental, consequential or other loss arising from use of, or reliance on, this site or any linked or listed third party.
- Indemnity
- You agree to indemnify and hold harmless Nova Horizons from claims arising from your misuse of the site or breach of these terms.
- Governing law
- These terms and any dispute relating to this site are governed by the laws of the State of Florida, without regard to conflict-of-law rules, and subject to the exclusive jurisdiction of the courts located in Palm Beach County, Florida.
- Severability
- If any provision of these terms is found unenforceable, the remaining provisions stay in full effect.

What this site is not
- Not professional advice
- Nothing on this site is legal, tax, accounting, financial, mortgage, insurance, investment or immigration advice in the United States, Canada or any other country. General descriptions of rules (such as FIRPTA, the substantial presence test, estate tax, treaties or provincial health plans) help you know what to ask your own advisors and are not applied to any individual.
- Immigration
- We do not provide immigration services, do not advise on visas, entry, residency or status, do not prepare or assist with immigration filings and do not promote investment-visa programs. Purchasing property in the United States does not by itself confer any immigration status. Consult a licensed immigration attorney.
- Licensed services
- Nova Horizons does not provide real estate brokerage, legal, tax, accounting, investment, lending, insurance or immigration services. Those are provided only by the independent licensed professionals you choose to engage, under their own terms and licences.
- Accuracy
- We work to keep content accurate and sourced, but errors and outdated information can occur. Figures are planning ranges from cited sources as of the dates shown.
3 · Scope and jurisdiction
What we do, and where
- Information and introductions
- Nova Horizons provides general information and introductions. It does not negotiate, list, show, or offer to buy or sell real property for others, and does not hold or receive client funds.
- Quebec and Canada
- Nova Horizons is not a real estate broker, agency or brokerage within the meaning of the Quebec Real Estate Brokerage Act or the real estate legislation of any Canadian province or territory, is not licensed by the OACIQ or any provincial regulator, and does not carry on real estate brokerage activities in Canada.
- Other jurisdictions
- This site is published from Florida for general information. It is not directed at, and is not an offer of services to, any person in a jurisdiction where its content would require a real estate, financial, legal or immigration licence or registration that we do not hold.
- Non-discrimination
- We work with people from everywhere without regard to race, colour, religion, sex, national origin, familial status or disability. References to particular countries describe our experience and languages, not a preference.
4 · Privacy notice
What we collect and why

- What we collect
- Only what you enter in the contact form (name, email, country, interest, message and, if you choose, phone), the time you sent it, and the IP address your browser sends, which we keep as a record of your consent.
- What we don't collect
- This site sets no cookies, runs no analytics, carries no advertising pixels and embeds no social media.
- Why
- To reply to you and, if you agreed, to send you email about South Florida property. The legal basis is your consent, which you can withdraw at any time. We don't sell your information.
- Where it's stored
- In the United States, with our hosting provider (Vercel) and our customer-relationship system (HubSpot), acting on our instructions. If you're outside the U.S., your information is transferred there when you submit the form, with your consent.
- How long
- Until you withdraw consent or ask us to delete it, or three years after our last exchange, whichever comes first, except records Florida law requires us to keep.
- Your rights
- To access, correct, delete, receive a copy of, restrict or object to the use of your information, and to withdraw consent, by writing to info@novahorizons.com. We reply within 30 days. You may also complain to your data-protection authority, such as the CNIL, the ICO, the Commission d'accès à l'information du Québec or the Office of the Privacy Commissioner of Canada.
- Every email we send identifies us, includes a mailing address and has a one-click unsubscribe that works for at least 60 days, as Canada's Anti-Spam Legislation and the GDPR require.
